世邦魏理仕在其最新的调查报告《亚洲超高层建筑的涌现》中指出,尽管亚洲高层写字楼市场发展较晚,但该地区目前的高层写字楼数量已占到全球总数的55%。未来五年,中国将主导超高层建筑的开发市场,占据全世界超高层写字楼建成总数的71%,其中51%来自二线城市。由于在形象和品牌效应、建筑质量、地段等方面具备优势,亚洲超高层建筑普遍比同一市场中的甲级建筑存在10%至40%的租金溢价。尽管如此,超高层建筑的开发热潮还是带来了一些隐患,也引发了人们对于供过于求情况的担忧。

世邦魏理仕研究部的分析表明,亚洲一些具有全球领先水平的超高层写字楼的租户组合和曼哈顿市中心区的写字楼非常相似。银行和金融服务业是其主要租户,约占租用总面积的55%,其次是商业服务和律师事务所,占16%,而科技和电信行业是重要的潜在租户,目前占11%。尽管亚洲某些城市在吸引金融业租户方面较为成功,但一些新的金融中心的个别建筑却存在另一番景象,比如,深圳京基100、广州国际金融中心、北京国贸三期和台北101大楼的金融业租户比例均不高。 “在一些城市,当地的产业特点决定了不一样的租户组合。这在一定程度上解释了‘建好高楼,自有人来’的策略为何并不总是像预期的那样成功。当地市场需要花时间来重新调整和适应。”世邦魏理仕中国区资产服务部执行董事杜日生 (AndyTo)表示。

“世邦魏理仕研究部相信,沈阳、重庆、天津等二线城市在当前或未来将建成诸多超高层写字楼,势必引发供过于求的风险。这些城市仅仅是区域中心,而非国家或世界金融中心,因此无法吸引大量金融机构入驻。为保证城市经济的稳定发展,当地政府在预估写字楼需求及规划土地供应量时应牢牢把握实际情况。”世邦魏理仕研究部中国区主管、执行董事陈仲伟表示。近期世邦魏理仕特别研究报告《中国写字楼:现状调查》同样提到了供过于求的问题。未来五年,中国(深圳、沈阳、重庆、天津、南京)和韩国(首尔和釜山)的超高层写字楼数量将出现激增,印度尼西亚(雅加达)也将迎来首座超高层写字楼的建成。“金融业需求可能不足以填补大量新增供应,这恰恰为其他行业的跨国企业租户提供了机遇,他们可以在优良地段以相对便宜的价格租到高质量的办公场所。”陈仲伟补充道。

The development of tall office buildings in Asia began relatively recently at the end of the 20th century. However, the pace of construction has been so rapid that by June 2014, the region was home to 55% of the total number of tall office buildings globally.

Within Asia, a high density of tall buildings is viewed as being synonymous with being a successful financial hub. Authorities in a number of markets have pursued this strategy as a means to establish their city as a financial centre or to reposition their economies. This “build and they will come” approach has been adopted in several emerging financial markets across the region but has been largely unsuccessful to date.
